at Phase 3 Unit II Victonet Townhouse Edsa Quezon City , hereinafter referred to as the
LESSEE.

WITNESSETH:

WHEREAS the I,ESSOR is the owner of a residential unit situated at No: II


Geronimo Drive Escarlata St.92 Banlat Tandang Sora, Quezon City:

WHEREAS, the LESSEE is desirous of leasing said residential unit as residence,


and that the lessor has accepted such offer of the lessee subject to the following terms and
conditions;

1. Term of Lease-The tegm of the lease shall þe,fy a period of (1) year
beginning MeistÏer'30, 2Î0Ê Until NoNiÁtÍer 30, 20N
2. Monthly Rental and Cash deposit-The lessee shall pay the Lessor a monthly
rental of Pf4. 000.00 thousands peso Philippine Currency, such payment to
be made on or before the November 30 day of each calendar month. In
addition to such payment of monthly rentals, the Lessee shall pay the Lessor
upon signing this agreement an advance rental for the second month and
furthermore, the LESSEE shall make a deposit in cash with the Lessor in a
sum equivalent to the rental for (2) month, upon signing of this contract,
which shall answer for any and all damages that may be caused by the Lessee
and members of the fanily. Said deposit shall not be applied for the payment
of the monthly rentals but shall be consumed by the lessee upon the
termination of the lease atler payment of damages and obligations of the

3. Restriction-The Lessee shall not sublease or encumber the leased premises or
any portion without the written consent of the Lessor and any such
improvement shall be introduced by the Lessee in the leased premises without
the written consent of the Lessor such improvement shall remain in the
premises of Lessor after the termination of the leased and shall become the
property of the Lessor without reimbursing the Lessee therefore;
4. That the lessee shall agreed to pay an increase upon our agreement in said
contract.That Lessee, upon the termination of this agreement, shall restore to
its original form of state or condition any portion of the leased premises that
has been altered by the lessee, and in the event that said Lessee shall fail or
refuse do to so, the Lessor may do the restoration at the expense of the Lessee.
No combustible or flammable materials or substances shall be stored in the
leased premises.

That leased premises is deemed vacated if for fitleen (15) consecutive days
the premises remains closed and uninhabited unless a written notice is sent the
Lessor explaining the cause or reason for such closure;

5. Premises Vacated Before Expiry Date--In case said leased premises shall be
vacated during the remainder of the term and in his discretion lease the same
to other parties and apply the proceeds upon this lease, the lessee is to remain
liable for the unpaid balance of the rent;
6. Payment of telephone, Water and Electric Bills--The lessee shall, during the
etfectively of this contract, pay for the bills covering electric current, water
Supply and telephone services;
7. Inspection--The Lessee agrees to allow the lessor or her representative free
Access to the leased premised for the purpose of examining or exhibiting the
same, or alteration of said premises, which the Lessor may see fit;
8. Violation-The failure of the lessee to perform the foregoing covenant or any
of them shall constitute a forfeiture of all the Lessees right under this lease
and further occupancy by the lessee of said leased premises aller such
forfeiture shall be deemed and taken as an unlawful detainer of such premises
by the Lessee, and the Lessor may, without notice, re-enter and take
possession thereof, with or without legal process evict and dispossess and the
lessee and the leased premises.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 30*
day of November 2008 at Quezon City, Philippines.

the foregoing instrument and acknowledge to me the same as their free and voluntary act
and deed.
