Architectural Review Information


Before performing exterior work on your home, such as new paint, adding a
shed, removing trees or building a fence, you must seek approval
of the Durant Trails HOA board and the architectural committee.
To apply, print the Architectural Review Application found on
the website in the documents section and follow the instructions
for mailing or faxing it to Charleston Management Co. You may
only begin work after you have received approval. If you have
questions about the architectural review process, or if you need to report
unapproved work, please contact the architectural review committee.

The board is working on improving our entry ways. You may have
noticed new lighting as well as some new plants. It takes time to establish
new plants but once it is complete it should be very appealing.

Neighborhood Improvements Heading Our Way!!
Get excited! We’re getting a new and improved pool house that’s going to include a club
house! After reviewing the budget and weighing in suggestions from the community, the
Board unanimously voted to renovate the pool house and expand it to include a
clubhouse.

Highlights of the new improvements will include showers in the bathrooms, handicapped
accessible stalls, new roof, full kitchen and additional bathrooms in clubhouse, new entry
way to the pool, beautiful overhang stretching the entire length of the new building as
well as a storage area for the pool cover and swim team supplies. The retaining wall and
parking area will also be upgraded and repaired.

How can we do this? For the past 25 years our association has been saving money in a
reserve account to cover repairs for the neighborhood. The account has reached a little
over $500,000. There is a separate account to cover road maintenance and replacement
for the Daybreak. After all the upgrades take place we will still have enough funds for
any future repairs or projects and we will continue to put the yearly donation of $69,000
into the reserve account.
When will the construction take place? The construction is scheduled to begin the first
week of September 2011 and is estimated to take 5 months.
Why wait until September? Since there are so many permits and issues with building,
we didn’t want to take a chance that the construction would overflow into the date that
the pool is scheduled to be open. Also, we did not want to impact swim team practice
and meets.
Will the pool still be open? The pool will close on Tuesday, September 6, 2011.
Will my dues go up? Because we are using funds that have been saved, dues will NOT be
going up! This is fantastic news!

Why should we upgrade the pool area? Most new neighborhoods are
including a pool house as part of their pool construction. We need to
continually upgrade our amenities so we can attract new families to our
neighborhood and keep property values at competitive rates.
Who will oversee the project? Several Board members have volunteered to be
contacts for the architect and construction company. Charleston Management
will also play an important role.
Who has been hired to do the work? Dan Huffman Architecture Firm has been hired to
do a design build. Solid Builders will be the contractor.
