The Goldenberg Group, Inc., Blue Bell, PA - 1996-2007; 2008-2009
Led and managed the firm's Asset Management team of five individuals and oversaw
the operation and financial performance of the firm's privately held portfolio
of 15 retail open-air shopping centers in the Philadelphia MSA totaling 5.68 mil
lion square feet. Since 1996, the portfolio grew more than 240% from a base of f
our properties and 1.65 million square feet.
* Reviewed monthly consolidated and individual property financial statements and
monitored budget-to-actual performance, adjusting spending to meet or exceed ca
sh production targets and optimize net rent reimbursement income.
* Reviewed property performance and condition with property managers on an ongoi

* Tracked portfolio occupancy, lease expiration exposure, and analyzed possible
co-tenancy scenarios with Excel models.
* Oversaw and reviewed detailed annual Excel operating budgets, annual expense r
ecoveries schedules; monitored capital expenditures and tracked lender escrows a
nd reimbursements with property managers.
* Monitored competing properties within the respective submarkets for any change
in the competitive environment such as new developments, expansion/rebranding o
f existing competition or any major re-tenanting.
* Reviewed and analyzed tenants' financial condition, and actively monitored ten
ant credit exposure for the portfolio both on a rent contribution and GLA basis.
* Coordinated with Leasing team on prospective leasing deals and reviewed and pr
epared financial analysis on proposed deal structures; reviewed and edited draft
leases; reviewed execution copies prior to signature.
* Managed tenant bankruptcy process with outside counsel and oversaw tenant work
outs.
* Developed additional sources of income at properties through specialty leasing
opportunities.
* Coordinated due diligence packages for refinancing or sale of properties as pa
rt of the Financing team.
* Analyzed real estate tax appeal opportunities and determined parcels to appeal
; managed tax appeal process with outside counsel and appraisers to completion.

Responsible for the financial monitoring of a national multi-family portfolio co
nsisting of five private equity funds and seven tenant-in-common (TIC) investmen
ts. The portfolio consisted of 40 properties, including student housing, with a
pproximately 10,000 units located in seven states.
* Reviewed investment and property financial statements and routinely coordinate
d with affiliate property manager, legal team and accounting group to monitor an
d improve investment performance to meet investment objectives.
* Informed RRE Senior Management of fund/TIC level issues.

* Prepared or reviewed annual business plans and operating budgets for each prop
