Love Field Food & Beverage Proposal Information


This addendum is to notify all potential concessionaires that the City has decided, as the result of input from the vendor community and input from its consultant, to split Package 2 into two separate packages which can be proposed independently of one another. This split will allow potential vendors that specialize in the types of concepts to not be forced to partner with dissimilar concepts and will ensure the maximum competition and highest quality proposals. Package 2 which had bundled the branded casual dining with the Coffee &Tea house/ Wine bar and the Bakery/ Caf is now separated into Package 2a Branded Casual Dining only, and Package 2b Coffee & Tea House with the Bakery/ Caf. Please see revised tables for updated MAGs for 2a and 2b.

By this addendum (7), Table(s) 4, Food and Beverage Concessions Minimum Acceptable MAG and Percentage Rent Rate(s) & Food and Beverage Concessions Package Values as published in addendum 6 are superseded. Please use the tables provided below for respective information and to formulate appropriate proposal response.

1. Minimum Annual Guarantee to be paid in the first year of the Primary Term. For the second year and throughout the remainder of the Term, MAG will be determined in accordance with the Contract. 2. The Percentage Fee rate for pre-security locations will be reduced two percentage points from the rate specified in the Contract for comparable merchandise and services. 3. Percentage Fee rate for all sales from location C2321. 4. Percentage Fee rate for all sales from locations C2215 and C2521.

Also a number of questions have been raised about the packaging. Specifically, will the City consider an alternative concept other than the one identified for a particular location in the RFP? The answer is Yes. The packaging of concessions locations was developed by the City to create the best value for the City in consideration of expected sales, tenant investment, operating costs, and other factors. However, respondents may propose alternative uses for any one or more of the offered locations for consideration by the Evaluation Committee. In these cases, the City will select the alternative use if such selection is deemed to be in the Citys best interest. Additionally the City is open to alcohol sales and concepts located pre-screening. While the mix of concepts has been created to provide the best possible offering to the public, the City still desires the opportunity to evaluate other concepts that may best serve its customers and creating an advantageous concessions program.
