met the criteria, winning a slew of sustainability awards, including a Grand Green. The house on Shoofly Street, in the Baca Area of the Santa Fe Railyard, also won Best Design and Most Innovative Architecture, a new award invented just for this house. Hidden in the walls are Larsen-truss cavities that accommodate a nearly seamless envelope of insulation in order to avoid heat loss through thermal bridging at the studs. Inside, the walls are simply finished with sheetrock mud. Thats why you can see the corner bead, Stanford said. It makes everything look like a line drawing. Its affordable and there are no VOCs and it fits our sensibilities. Another unusual but pragmatic aspect is the three-inch concrete slab under the second floor. That helps to distribute heat and deadens sound. Its surprising this is not done more often. Handling the extra weight is just a matter of changing the spacing of the engineered trusses. It doesnt cost any more. Thats one of the reasons we wanted to be on the Parade, so builders can see more possibilities. All the windows are the tilt-turn type for flexible ventilation options. The cabinets are from Ikea. I was expecting a lot of judgments, because we put all the money into the thermal envelope instead of the finishes, Stanford said, but we had a lot of people and they were very knowledgeable. Regarding the traffic aspect, Rob Woods estimated the number of people who visited the Woods Design Builders house at 125 Valle Sereno in Monte Sereno was about 75 percent of what they had at last years entry. But then that was a gorgeous remodel of the house of the builder Sharon Woods, his mother and it was the 2010 Grand Hacienda winner. Rob Woods said the 4,085-square-foot house in Monte Sereno is an Emerald house in the New Mexico Build Green program. One of the elements contributing to that are the massive, triple-pane Loewen windows tremendously energy-efficient but also very large to capture the splendid views of the Tesuque hills. The floors are solid hickory, supplied by an Ohio Amish woodworker, as requested by the owner. Walls boast hard-troweled plaster finished with beeswax. Many of the more ordinary-sized windows in the house have handsome sandstone sills and, at the top, special plaster flourishes. The master bathroom is solidly luxurious, the floor, countertops, and tub and shower surrounds all white marble. There was a good deal of variety on this years Parade. One of the entries, by WoodStone Custom Homes, was a substantial remodel. Another was a mere casita. That was by Madera Builders and architect Dan Featheringill. They had teamed up a few years ago for the main house on Aspen View in Monte Sereno,

which won an Exceptional Floor Plan award in the 2008 Parade of Homes. Now it was time, the owners said, to add the guest house. The 1,433-square-foot casita is being awarded Gold certification from the Santa Fe Green Code, Featheringill said. The finishes are almost identical to those in the main house, for example cedar ceilings with pine vigas and posts, and diamond-finish plaster in the living area. Many of the touches lend the house a warm, European flavor. Thats the clients; thats their style, said Maderas Gerry Barber. Theyre from Houston and they like the more elaborate, Old World feel. They also wanted a more festive feel, which youll notice in the colorful, enameled Mexican sinks in the bathrooms. The front doors almost have a medieval feel, the very heavy metal doors that really set off this house. This was a very difficult lot and we wanted the house to feel nestled in. It was a six-month project and the first two months of that was spent on the excavation. A bridge of black steel and ipe wood, leaping an arroyo on the land between the two buildings, is a nice bit of engineering. So is the very tight, little stairway unit that leads up to the loft in another Parade entry. This house, by Palo Santo Design, is on Lime Kiln Road in Lamy. That loft, which the owner plans to make into a studio and office, has good-looking, steel-pipe-grid railings fabricated in Santa Fe. Also locally manufactured are the Aerolenze skylights, 10 times more efficient than a usual skylight, and the custom maple cabinets made by George Jackson of Santa Fe. The house has a novel design rather like a barn with a core. The concept is a building within a building, said Mark Giorgetti, principal of the design-build firm Palo Santo. The general idea is a small footprint, custom designed and built to the clients preferences. The clients came up with the basic plan and we developed it into an energy-efficient, passivesolar home. An interior wall, providing thermal mass, was constructed of 80-year-old adobes recycled from a historic remodel on Camino San Acacio in Santa Fe. The pumice-crete walls, 16 inches thick, are reminiscent of adobe but with a much better insulation value, and yield nicely scooped windows. Theyre finished on the inside with elegant American Clay. The handsome floors are dirt, sealed with linseed oil. Giorgetti said theyre shooting for the highest certification Platinum from the U.S. Green Building Councils Leadership in Energy & Environmental Design (LEED) program.

Realtors making a lot of lateral moves


Darlings, Every month, it seems, some big and spectacular event occurs in Santa Fe. Last month it was the 90th Annual Santa Fe Indian Market. This month its the 21st Annual Wine and Chile Fiesta, Sept. 21-25. Lambkins, let me tell you why this Fiesta is extra-special to me. My friend, Melinda Hall, has been chosen as THE featured artist for this years Wine and Chile Fiesta, which means that her painting, Dionysus, will be featured on the official event poster, the program guide cover, the T-shirt, the wine label... I mean, Kittens, on everything official relating to the Fiesta. Melindas in very good company - and Im not talking about with her Realtor husband, Gary Hall at Barker Realty (although they do make quite an attractive couple). Shes now up there with Georgia OKeeffe, as well as Ramona Sakiestewa, Ford Ruthling, Doug Coffin, and Elias Rivera, to name just a few of the artists selected in the past. Melinda generously donated the original Dionysus painting to be sold at a live auction, with the proceeds to benefit culinary programs like Cooking With Kids. (Hmmm, I have a feeling, Tulips, that Ill be going home with the poster only, but maybe shell autograph it for me to make up for my missing the final bid on the painting.) Back to events. Heres one that I call the 23rd Annual Shake-It-Up Event. Last month, Prudential Santa Fe was acquired by Keller Williams Real Estate. So PruSF is gone, and KW is making its big move into the Santa Fe market. This change has breathed new life into Fulton Murray (former franchisee and Chairman of Prudential SF). He is now is looking forward to his new career--as an associate broker with Keller Williams. To Fulton, I bet happiness is the management of 68 Realtors in the rearview mirror. A sizable acquisition like that always shakes things up for a while, so when you push the refresh button, you come up with some refreshingly new combinations in the various real-estate offices. Pay attention, Cupcakes, youre going to be tested on this next month. Ann Brunson and Ed Schroeder moved over to Sothebys. Mary Kehoe, Francesca Stedman, and Jarred Conley had already moved there from Prudential a couple of months ago, so they had a mini-reunion at Sothebys East Palace office. Knowing Ms. Kehoes flair for entertaining, Ill bet you anything it was catered - but by whom? David Barker (owner/broker Barker Realty) told me that he made room for Phillip Ross, Mark Banham, Joshua Maes, Malissa Kullberg, Ginger Clarke, Lynne Wrigley, and Linda Bramlette (all formerly with Prudential). Knowing Davids flair for hospitality, Im sure making room at Barker Realty was done with grace and generosity.

Efrain is back from San Miguel de Allende for a while, and he says he loves being at SFP because he loves Wally and Liz and Susan (Bennett) and Chuck, who is now SFPs sales manager. David Fries says he moved to SFP because he loves Chuck (not in any romantic way, Lovebugs, its purely work-related), who is the person who encouraged him to become a Realtor not so long ago, from co-owner of Cabinet Spaces to enthusiastic Realtor in less than a year, a good move. You might be asking yourself, Whos occupying the desks at 314 S. Guadalupe? (The former Prudential offices now occupied by Keller Williams). Well, Dear Hearts, fear not. There are still many Realtors who stayed and who are very enthusiastic about this transition. Lisa Knouse put it this way: I like Keller Williams model of an agent-centric office. Being a bit of a risk taker, Im always excited to be on the ground floor of something new. Three people who joined SF Properties and who had no affiliation with Prudential are real estate team Susan Munroe and Terry Smith (formerly Barker) and... hold on to your hats... Renovating any space in your home can be quite the daunting task! But I am here to tell you that it doesnt have to be. First, let yourself dream a bit, dream about your perfect bathroom. Is your dream bath just an updated version of the current layout or something completely different? A successful and beautiful renovation is all about timing, planning and hiring the right pros. First... get inspired. I recommend looking at magazines on home design to figure out what you want your bathroom to look like. I call this creating your wish list. Write down exactly what you like about the photo you are looking at; after looking at so many, you may forget what precisely caught your eye the first go round. Consider buying an hour or two of consultation from a licensed interior designer. Money well spent. Why a licensed designer? A licensed interior designer is educated in space planning If you choose this route, make sure to have a current sketch or plan of your current bathroom; this will be valuable for the interior designer. Its important to think about the layout early on. Decide what works about your current bathroom layout and what does not work. Are you thinking about moving any of the plumbing fixtures? If so, is this feasible? Is your plan to simply update or expand your bathrooms size? Do you need more storage? If so, how can this best be achieved? A licensed interior designer can help you answer these questions. Now, finalize your budget. The average person spends about $11,000 to renovate a bathroom. Once youve decided what you are able to spend, you should count on spending about two-thirds of your budget on labor. Ouch! It doesnt sound like a third of your budget is enough for tile and other finishes, including the essential plumbing fixtures. The licensed interior designer has the experience and resources to help you spend your budget wisely. Find the best contractor for your project. It is time to start asking personal friends and business associates for any recommendations. When the time comes, you will have compiled a list of contractors to interview. Begin the interview process of hiring a licensed contractor. Likely your licensed interior designer will be able to recommend trustworthy candidates for a contractor or you may already know a few. Review estimates, check references, and sign contracts. Now, the contractor should commit to a start date, create a timeline of when he needs materials, and estimate when the project will be complete. Make sure you are clear about your agreement. Determine who is responsible for ordering tile, plumbing fixtures, cabinets, etc. Make sure you are clear about lead time on all purchases to keep the project running smoothly and on time. Recent articles in the local media have covered the risk assessment conducted prior to the Buckman Direct Diversion (BDD), the temporary shutdown of the BDD, and the complex contractual obligations of New Mexico to its partners in river water compacts. Everything seems particularly exaggerated now because of the drought conditions we have been experiencing. In a recent editorial piece, The Santa Fe New Mexican broached the idea of using recycled water the term used if you are for it, but which many know as toilet to tap water for drinking supply. By labeling the technology as the latter, early skeptics were successful in rallying opposition. But in crowded southern California, where traditional water sources have declined for multiple reasons, the public is gradually realizing that supplementing water supplies is a necessity and that water recycling is both more economical and environmentally acceptable than desalination. The membrane technologies required for staged water treatment have recently

undergone rapid advancements, spurred at least in part by coastal population growth and global demands for desalination. Recycled water has been used in industry and irrigation for decades and is used in Santa Fe to water golf courses and some parks. In March, on a Water Quality Association field trip to the San Antonio wastewater treatment plant, attendees all saw the input and experienced what is commonly known as the yuck factor and then agreed that, if we had been really thirsty, we probably would have been receptive to drinking the clear and clean-appearing output water, even though it was not processed specifically for that purpose. Reinjecting treated wastewater into aquifers for underground purification and later pumping is also being practiced in the arid Southwest. All water has been recycled through the natural hydrologic cycle and the Rio Grande water we use after it passes through BDD filtration once contained industrial and wastewater effluent discharged upstream. Everything we

do with our water affects its quality and potentially dictates treatment required for use by others downstream. Our physical locations, weather regimes, subsurface aquifers and man-made contracts govern how much water we have access to and how we share it or hoard it. It was particularly good timing that BDD was in place during the drought earlier this year. Agencies such as the National Oceanic and Atmospheric Administration (NOAA) do not directly attribute the La Nia weather phenomenon to global warming or climate change. And some weather forecasters are predicting a recurrence of La Nia this winter. When you combine the weather uncertainty, the potential risk of forest fires, the 30 percent current combined levels of the two surface reservoirs, the unanticipated use of wells the city had intended to rest, and the fact that no new water restrictions have been implemented, it is time to give serious consideration to reusing the water we already have. We should be very proud of our water

conservation accomplishments in Santa Fe, but we will have to deal with, and live with, even larger water issues in the future, including how we use our treated water and how we make the most of the water we have while honoring our contracts and respecting our neighbors, upstream and downstream. The house will soon be put on the market. This is a new methodology for the foundation: buying a property with the intention of reselling it with a conservation easement in place. To have and not hold is a strategy weve thought about for a long time, Bergman said. We own properties and we hold preservation easements, so in our 50-year history, we have pretty comprehensive protection of 15 properties. If we had a strategy and a fund for acquiring significant properties, say one every year or two, thats a pretty solid progress for expanding our scope of protection. The easement dictates the type of work to be done. It puts us as a participant in the design process, but we dont own it. The Henderson house is a good example. Our Property Committee was very involved in the design process there. The donor was the seller of the house and the buyer, who is a preservationist, was on board when we were still working out the details of the easement. The easements are designed to protect the important historic features of property, but they are reasonable. With the Baumann, were contemplating how someone can live comfortably. Its just 800 square feet with two bedrooms and one bathroom and so weve allowed for additions, such as a master suite and an expanded kitchen. In 1966, the Historic Santa Fe Foundation published an important reference of the citys built legacy, the book Old Santa Fe Today. It details more than 60 of Santa Fes most treasured historic houses, church buildings, and other features. Its a good inventory of what is significant in the city, Bergman said.

What is DTI?
If you are applying for a home mortgage the term DTI is an acronym that can be intimidating. Nevertheless, DTI needs to become a part of your vocabulary. When a mortgage company (broker?) explains that you will need a debt-to-income (DTI) ratio of 45 or less, your first impulse will be to ask, English, please. Your next question will likely be to ask for a detailed explanation of what it is and which types of income can be used to satisfy this requirement. A quick definition of DTI is the percentage of your income that represents your monthly debt payments, including your home mortgage. If your salary is $5,000 per month and you have a mortgage payment of $1,000 and creditcard payments and a car payment totalling $700 per month, your DTI is 34. To figure this, divide your total monthly expense by your gross monthly income, in this case $1,700 divided by $ 5,000. Many decades ago, Fannie Mae guidelines were created with a limit of 38 DTI. Then as the mortgage world went wild the allowable DTI was increased until Fannie approved loans at 55 DTI. In 2009, we went back to 45, which is still in effect. That usually also applies to jumbo loans (loans above $417,000), although some jumbo lenders want a 40 DTI ratio. Then there is the question of how lenders define income. The answer to this is complex and often confuses the buyer to a point of total exasperation. This is when a strong, patient and knowledgeable mortgage representative can come to the rescue. Here goes: a salaried person can use gross income, supported by a pay stub. That is easy, right? It is all other sources of income that are more complicated. Income can be perfectly valid and still not be accepted by a Fannie Mae-oriented underwriter. Expected rental income from a house you are vacating is a good example of income that would be difficult to use in calculating a DTI ratio. Self-employed borrowers find it even more challenging to verify income. Usually, the most recent tax return is used, but the underwriter can ask for proof of income for the last six months or back to the beginning of the current year. If income varies from month to month, the underwriter will assume a calculation that computes the most conservative monthly income. I recently helped a couple secure a loan on a home in Santa Fe. They had millions of dollars invested but had a difficult time demonstrating, to the underwriter, monthly income to satisfy the DTI ratio calculation of 45. Santa Fe, of course, is full of selfemployed borrowers. Again, choose your loan officer carefully. If the DTI ratio is not carefully calculated and sometimes even defended by a talented, experienced mortgage representative, this type of buyer may not be approved. Work closely

The Price is Right?


One of the longest-running shows on television, The Price is Right, is an exciting game of skillful consumerism that tests a contestants ability to price a frozen pie crust to win a Chevy Aveo. This seems to be a universal connection that we all can share, being able to match our skills as consumers to display our knowledge of what things are worth. But when it comes time for home sellers to price their homes for the market, you would be surprised how their market skills can become skewed. In todays market, neither the home seller nor their broker can determine what a home will ultimately sell for. Only the market can do that but they can influence the sale and one of the best strategies to influence the sale of a home is to price it right. There are a myriad of concerns for homeowners who are preparing to sell their home, but the number-one concern is price. No one wants to undersell; no one is willing to lose money. As a contestant on The Price is Right, you would have an audience behind you shouting if you were too high or too low but unfortunately many homeowners only have their opinion and their brokers. Still, the perception that everyones home value has dropped but theirs is a popular belief. There are many strategies for pricing your home but overpricing is not one of them. Even in a sellers market, if you overpriced your home you would allow your neighbors market priced home to appear even more affordable. Your home becomes the leverage that your neighbor needs to sell theirs. When considering selling, arrange to talk with a couple of different Realtors. They will provide you with a comparative market analysis (CMA) of the neighborhood and give you lots of valuable information about market conditions. It is important to talk to multiple brokers because there is typically some subjectivity in the report based on the brokers decision on what constitutes a comparable property. Choosing your broker based on the highest listing price might be a mistake, too. The numbers from the CMA will be the best, unbiased idea of the value of your home. In the report you will find the selling prices of homes in your area during the last six months. This is true market price, where willing buyers and sellers came together. In a stagnant or declining market, pricing at or below market is the best strategy for selling. You will also see a list of homes, currently on the market, that your home will compete against. It is a universal trait that many homeowners view their home as superior to the others, but often this is only useful in delaying the sale. To best gauge your home, go look at what else is for sale. At each home, ask yourself what your house offers that would make a buyer choose yours over this one? After you see four or five homes, you will be in a better position to price your house appropriately. The real-estate market is tough and it is not a given that every house on the

ith finances as tight as they are, just about everyone has revised their ideas about what they really need for a comfortable life. Doubly important now is the practice of doing more with less, and architects with their experience in built efficiencies (among other things) should be exemplars. Santa Fe architect Beverley Spears recently accomplished one such project with a minimum of unnecessary expense: a remodel of her own house off E. Zia Road. In this era of tight resources, this addition made sense economically by adding equity to the house and it was done with ordinary means and materials with the greatest extravagances being those of space and light, she said in an e-mail. The project, as she described it, was designed to accomplish three things: 1 Provide a simple-function, elegant master bath. 2 Provide a master closet that would feel like a modest dressing room with natural light, art, a sense of space and one piece of furniture. 3 Follow the original vocabulary of the 1970s tract house but with a modern touch in order to improve the entire house image and curb appeal. Spears is the principal of Spears Architects, which is responsible for design work on dozens of projects since its establishment in 1981. Among them are the Santa Fe Plaza bandstand, Santa Fe Community Convention Center (with Fentress Architects, Denver), and Santa Fe Prep library (a LEED Gold project) in the central area; Open Hands, Santa Fe Rape Crisis Center, and Santa Fe New Mexican circulation/printing office on Santa Fes south side; and the Center at the Academy for the Love of Learning in Seton Village, as well as numerous residences and historicpreservation projects. With the new toilet and shower and tub and two sinks, there is only one roof penetration for a vent. I had to work real hard on that. The new bathroom is further brightened by a glazed rectangle, squat and about seven feet long, over the sink, countertop, and mirror. Its also set high enough that there are no privacy concerns. Features of the bathing room include an elegant, deep Americh tub and a glass shower with an angled top following the cant of the ceiling. There is built-in storage, including behind a smaller mirror and in the end of a separating-wall element. These are eminently practical and not fancy enough to explain why they have not been typical. Its important to have storage in bathrooms, Spears said. But it takes a while for common thinking in architecture to evolve. In the United States, a lot of people probably didnt have indoor plumbing in the early 20th century, so bathrooms were pretty spartan. It took many decades to think about a bathroom differently.

T , with solid and interesting historical credentials. Its located on San Sebastian Road off of Ellis Ranch Road . San Sebastian has a long history as an artist community, said Realtor James Congdon. The artist Fremont Ellis developed this area in the 1920s, trading parcels of land for friends paintings. We know that the cowboy actor Tom Mix [1880-1940] had a house here. Then it changed hands a couple times and Glenn Frey of The Eagles bought it. Hotel California was supposedly written here. He had a party one weekend in the 1980s and the outdoor fireplace caught the roof on fire and the fireplace is the only thing left. Most of this house is on the original footprint, but most of the adobes were just too far gone to salvage. It sat derelict for over 10 years, then it was bought by contractor James Burgener. This house was built in 2002. The driveway is a mite challenging, but by means of it the visitor attains an altitude affording remarkable views. A wide flagstone patio outside the living room (and next to the infamous fireplace) looks out to the Cerrillos Hills and the Sandia and Jemez mountains. The current owners, John Kurzweg and his ex-wife Cece, bought the property in 2003. She is an artist and designer and he is a music producer whose credits includes 10 albums by Creed, also work with Puddle of Mudd, Jewel, Socialburn and Tishamingo, and soundtracks to End of Days and The Scorpion King. Cece Kurzweg did all the custom lighting in the house, for example the suspended rail lighting in the living room. There you also notice the beautiful, hard-troweled wall plaster and a ceiling of latillas set herringbone-style on large vigas. Floors are slate, with radiant heating underneath. Here and elsewhere in the abode, the interior appearance is softened by arched doorways. The living room has large western view windows and a fireplace with a distinctive Chaco Canyon stacked-stone facade by Hunter Wakeman. He also did a partial dividing wall in the master bathroom, which features a travertine shower with two showerheads and a two-person spa tub set in walls decorated with marbled plaster. The kitchen is outfitted with granite countertops, plus theres a work island with butcherblock top. The cabinets are very cool: raw, oiled cherry wood, with green art glass

interior wall-plaster system is changing. Before people wanted the three-coat system: the scratch, brown and the color coat, but mostly its two coats now because its cheaper and I can do a good job with two coats because of my experience. On the award-winning house Mark Giorgetti of Palo Santo Designs built in Lamy, he used conventional stucco on the exterior but chose American Clay for the interior walls. This is a relatively new product, manufactured in New Mexico, available in four varieties and dozens of colors. I guess the short answer as to why I chose it is that its beautiful and its an environmentally preferable product: its clay, so it has a low embodied energy compared to other plaster products, Giorgetti said. Croft Elsaesser, president and CEO of American Clay, explained that in order to make a gypsum plaster, the natural material has to go through a kiln. No baking is necessary with the clay product. Where

we get our material, the lump clay is solardried then its separated and sifted. Its a very low-energy process. The big question is: what is so unique about this that no one in this land of earthen-plaster technology ever came up with a patent like this until American Clay did in 2009? What is unique, Elsaesser responded, is the combination of several different types of clays we utilized to get the features we were looking for. Theyre not all from New Mexico. No, there is not much clay mining in this state so we had to go outside to find material. Using site-based soil is as green as you can get, but the problem is the soil has to be just right. That goes back to Native Americans using clays from specific places for their pottery. Elsaesser is resistant to the suggested that American Clay is swaying people away from Sto and Red Top. Rather, he said his company is just making more people aware PLASTER continued on page 48

The plaster has to be a pudding consistency, very soft and smooth, said McKinley. Lots of people use a trowel, or you can use your hands. You can actually toss the mud on the wall. I did that when we were doing a scratch coat on the old adobes. An awful lot of people have come by the church during this project and some of them tell about their grandparents doing just that: tossing it on the wall and into the joint of the vigas. Thats actually a much better way to get it into the joint than if you try to use a trowel. The mud plaster is mixed on the ground, then hauled in buckets up to the scaffolding levels using pulleys. Then its put on a table from which the plasterer the women who were expert at this in old New Mexico were called enjarradoras can scoop it onto her hawk (a hand-held flat), carry it to the section of wall shes working on, and apply it with her trowel. McKinley has done some plaster work inside homes and has applied Sto stucco to

the outside, but this is the first time she has worked with the most basic material: mud. I love it. Its more enjoyable than Sto because its very forgiving. It dries slowly and its easy to make changes to what youre doing. Also, my hands just get softer and softer. Antonio Martinez, the supervisor on the job, and Jake Barrow from Cornerstones are hoping the plastering wont have to be done too often. The plaster from last year has weathered like they wanted it to, McKinley said. Theyre hoping theyll only have to replaster every five years. A fantastic reference to this technology is Adobe Conservation: A Preservation Handbook (2006) by the technical staff at Cornerstones Community Partnerships. Shifting to interior walls, mud plastering was once the norm, but it was gradually supplanted by the harder and longer-lasting gypsum plasters. And Alex Martinez said that nowadays even the old three-coat

With the past slowdown in the economy, it has been interesting to watch some of our favorite businesses changing locations as vacancies offered the chance to lease or purchase those long-soughtafter properties. Others had to shut down and many of us remain hopeful that well see them reappear in a new location even closer to where we live or work. For the local entrepreneur, right now there are some unique and perhaps even oncein-a-lifetime opportunities to land that ideal locale for a business operation. Commercial loans are running 6, 6.5 to 7 percent, always dependent on the loan terms, and landlords are certainly motivated to draft up a competitive lease. The Santa Fe Association of Realtors (SFAR) provides commercial property information on its website, sfar.com, to help local businesses find the right location. The site showcases commercial properties for sale or lease in the Santa Fe, Los Alamos and Espanola areas. The recent addition of commercial lease information is a project of the Commercial Council, a network of Realtors and other interested stakeholders that meets regularly to promote commercial real estate in the Santa Fe community. Pam Ostrowski is the current chair and, along with a task force of other local commercial Realtors, has been instrumental in advancing this project. The Santa Fe Association of Realtors in cooperation with the Commercial Council has also received a National Association of Realtors (NAR) Innovation Grant to host a Signature Series Speaker here in Santa Fe. Eric Boles, an acclaimed consultant and executive coach, will offer a Lead With Purpose presentation on Nov. 3 at the Santa Fe Community Convention Center. Mr. Boles believes that everything rises and falls on leadership and will share his views on how the mind of a leader develops the skills, strategies and methods to achieve success. He learned many principles of team dynamics, leadership and peak performance from his experiences in the National Football League (NFL) with the New York Jets and Green Bay Packers. This is such an important message that SFAR is opening the event to nonmembers and other Realtors throughout New Mexico. The registration fee is $50 which includes lunch sponsored by Southwestern Title & Escrow Inc. There have been many negative pressures on the commercial-real-estate community in the last year but with the help of commercial Realtors and NAR, a number of legislative victories have been achieved. The Financial Accounting Standards and International Accounting Standards boards have delayed issuing lease accounting proposals that would have capitalized all commercial-realestate lease contracts, which could negatively impact access to credit for both lessees and lessors. Secondly, the expansion of the Small Business Administrations temporary 504 commercial-real-estate refinance program makes eligible commercial loans that will balloon after December 2012 rather than being limited to loans maturing before that date. Lastly was the repeal of the 1099 reporting rule that would have required small businesses and property owners to track work done for them, totaling $600 or more per year, and send vendors IRS forms for reporting to the federal government. certifications acknowledging experience and expertise in various real-estate sectors are awarded by NAR and each affiliated group upon completion of required courses. This twice-yearly bulletin is a Home|Santa Fe Real Estate Guide feature designed to recognize the achievements of SFAR members. Each bulletin highlights a designation or certification along with those members who have achieved this distinction. of plaster. Most people who still want gypsum plaster will still go with that. But this is all good for plaster and for plasterers. Experienced plasterers have the basic skills to apply our products. Its not

different than gypsum plaster, Venetian plaster and lime plaster theyre all plastic materials that you apply to a wall and they have their own characteristics. The actual technique and process is similar, but you have to adjust to a different thickness. American Clay goes on less thick. Also gypsum plaster has a pot life or set time,

and plasterers work with that to get the finish they want. With American Clay you can relax a little more. American Clay is more expensive than standard, gypsum-based plasters. It is, and at some point I hope that can change, Elsaesser said. But if someone is using paint and wants a similar look to what you

get with clay mottled and more sensual they do have to do special things and that can end up being the same cost as clay. American Clay products are available in Santa Fe at BioShield Paint (which also carries a line of clay paints manufactured by BioShield) and Coronado Paint & Decorating.

Drought: what you can do


July and August have seen a few rain showers, but little relief from our persistent drought. At two thirds through the year, Santa Fe is at only 39 percent of the normal annual rainfall. Albuquerque has only received 0.70 inches year to date, a tiny fraction of normal. Drought has afflicted every corner of the state this year. In nearly half of New Mexico, conditions are so bad that theyve been classified as Exceptional the worst level of drought. The U.S. Department of Agriculture has designated 16 counties as primary natural disaster areas due to drought. We should all be worried. Are we experiencing a short-term bad year or a continuation of a new weather pattern? Although our water supply looks secure at first glance, it is less reliable than what the numbers might lead you to believe. As I discussed in Julys column, Santa Fe currently has access to plenty of water, but these water resources are not sustainable. We could find ourselves in a very precarious situation almost overnight. For example, a fire on the upper Rio Grande could potentially shut down the Buckman Direct Diversion [BDD] project for an extended period. When the BDD was recently taken offline because the river was loaded with ash from the Las Conchas Fire, up to 70 percent of our drinking water was being pumped out of the aquifer, which is totally unsustainable. Normally at this time of year, Santa Fe would be drawing more from our reservoirs, but due to almost no snowpack and little rain, they are only at about 30 percent capacity. Last year at this time, the reservoirs were at 78 percent and in 2009 they were at 73 percent. We cannot afford to become lax in our water conservation efforts, said Brian K. Snyder, director of the citys Public Utilities Department and of the Sangre de Cristo Water Division. The conservation and drought-management success of our customers during the past 10 to 15 years is paying dividends now. The city is doing its part by ensuring we have access to water and by promoting water conservation, which is one of the key tenets of our continued sustainability. As part of this effort, many water restrictions are in place year round. A full list of the restrictions can be found at www.water2conserve.com. What can each of us do to conserve our most precious resource? Here are a few suggestions: When automatically served water in a restaurant, please say something. Install a rain sensor on your irrigation system and receive a rebate from the city of Santa Fe. Upgrade your toilet to a new, highefficiency model and receive a $175 rebate from the city. Install a greywater or rainwater harvesting system. Both are exempt from all watering restrictions!

Slow Money picks up pace


Its almost clich to discuss the unusual level of creativity found in this sparsely populated part of the world. Northern New Mexico is such an inspirational place that its originality is often the kind that gets reproduced elsewhere. From Zozobra, the original burning man, to Los Alamos, the home of the A-bomb, our remote stretch of high country has had its share of cultural impact. Our sense of innovation has also attempted to counterbalance the carbon footprint left behind by our all-important fiestas and our national labs. Modern passive-solar architecture was born here with Ed Mazrias publication of the Passive Solar Energy Book (1979). Bioneers started downtown at La Fonda Hotel (1990) and St. Johns College (1991). Held every year since in the San Francisco Bay Area, its now the worlds preeminent environmental conference. The Permaculture Credit Union is another good example of our ecological ingenuity. Since the turn of this century, the alternative-banking institution has slowly and steadily grown. It now stewards over $8 million dollars in assets with less than a handful of problem loans. Although the credit union has yet to spread its philosophy to the rest of the lending industry, its poised to try. The newcomer on the scene grew out of a concept called slow food. The opposite of McDonalds and Trader Joes, slow food comes from local farmers and your own backyard. Good-for-your-community food doesnt come from Chicago, Chile, or China. But now that industrial agriculture has taken over our politics, our media, and our financial markets, the challenge has been finding startup money for farms in places that are often very far away from significant capital. Enter Truchas resident Woody Tasch and his book, Inquiries into the Nature of Slow Money. At its core, Slow Money attempts to answer an essential question, How do you get people to invest dirt? The answer is not easy, but with the worlds looming food crisis its hard to think of a more necessary pursuit. Fortunately, many people have quickly latched onto it. The first Slow Money Conference was held three years ago here in the Santa Fe Farmers Market building. Last years conference spread to a farm just outside of Burlington, Vermont. This years Third Annual Slow Food National Gathering will be held from Oct. 12 through 14 in San Francisco. Headlined by three inspiring speakers, Dr. Vandana Shiva, Wes Jackson (The Land Institute), and David Suzuki (The Nature of Things), the conference also will feature over 100 other speakers including yours truly. Ill be on a panel with one of my heroes, Gary Nabhan. Nabhan is the author of several beautifully written books about slow food, seed saving, and Western culture at the edge of a high and
