This house off of Old Santa Fe Trail has a rather grand, European feeling, but with Santa Fe design elements including beautiful, hand-troweled plaster walls and beamed ceilings overall a combination of elegantly formal and informal country touches and all very comfortable. The well-lit kitchen is a real standout, the panoply of teal-colored, distressed-finish cabinets contrasting with the butter-yellow wall plaster. The unique ceiling is alternating bands of plaster and whitewashed wood in an open coffer of distressed-wood beams. There are several of these handsome coffered ceilings in the house. Kitchen equipment includes a Viking six-burner range, a Sub Zero refrigerator, and an Asko dishwasher. The kitchen is big enough for an informal dining space right next to a huge stone fireplace. The table there is a favorite space. I love the house because its so light and bright, and there are wonderful views from every room, said owner Lynn Lee, who built the house with her late husband. I spend a lot of time in front of the kitchen fireplace doing paperwork or watching television. The other room I really like is the library, which is warm and cozy. The library/study is a refuge in dark wood. It boasts a distinctive, large fireplace of wood and stone and a long window seat providing views of Santa Fe Baldy and other peaks and hills at the southern end of the Rocky Mountain

Range. The house was built in 1997 employing energy-efficient pumicecrete construction. The builder was Steve Shank Construction Company and the architect David Gibbons. There are six bedrooms and five and a half bathrooms in the 6,996-square-foot residence; that includes the guest apartment (with two bedrooms, living room with fireplace, and kitchen) above the three-car garage. Access is via a long, winding, very steep driveway. Chickadees in the large, healthy pion trees welcome with chick-a-dee-dee, and Lynn said there are about 40 hummingbirds visiting feeders in the summertime. Each of the twin, heavy wood front doors has a small, iron-grilled window. One entire wall in the spacious living room is made up of windows and French doors opening to a deep portal with a fireplace and, below, a rock-bordered pond with a waterfall. This and three other outdoor dining/entertainment areas are paved with tile, brick, or flagstone, and there are stone steps between levels and leading down to the landscape beyond. house. In several of the others, the fireboxes are framed in colorful Portuguese tiles. The floors throughout the home are limestone tile, except in the library/ study and on the second floor, where floors are dark-stained, wide-plank wood. The second-level bedrooms are reached on a central staircase with tremendous wooden bannister and railings on the landing. The steps are carpeted, the material anchored with brass stair rods. Tilting at adobe

Im feeling a little Sancho-like these days as I read, grimace and cringe at the delusions surrounding the windmills at Saint Catherine Indian School. These arent windmills, of course; they are three little adobe houses that the City landmarked along with the rest of the campus a few years ago. They are now at the center of a controversy that impacts the much more important core buildings of the school as well as the National Cemetery. The controversy has arisen between the owner of the property on the one hand and the City and the local preservation community on the other. I think of myself as a member of that latter cadre though I become potentially erstwhile when they go tilting at adobe as energetically as Don Quixote did his own

delusions. The issues are pretty simple and to me present their own solution. Five years ago Max Tafoya, whose unusual niche is developing cemeteries, bought the campus because it is adjacent to Santa Fe National Cemetery, which, as we know, is rapidly running out of space. His intent was obvious and perfectly above-board: convert all or part of the 18 acres into gravesites. The three delicate (as in dilapidated) mud houses are outliers of the central campus at St. Catherine. They were built 75 years ago, according to local knowledge, by some of the students to house lay staff at the Catholic school. There is a story to be told there, no doubt, but it comprises a bit part in much larger play. The City, a little slow on the draw, reacted to Mr. Tafoyas plan by declaring the abandoned campus a historic landmark after the purchase, prompting some pretty well-founded Fifth Amendment questions about takings. By landmarking the property after it had been purchased with a specific intent, the City undoubtedly affected the value adversely. The new owner however, was willing to deal. I was part of a team that helped another local developer derive a plan that would save and put to beneficial use the core of the campus while permitting

the balance - including a large swath of land which is vacant except for the three adobe outliers - to be appended to the National Cemetery. All of the current players were involved in that effort: the City, the Historic Santa Fe Foundation, the Old Santa Fe Association, the State Historic Preservation Division, and the surrounding neighborhood. Alas, for reasons that have never been divulged to me, the deal fell through and St. Kate, awakened and hopeful for a short while, went back into a slow, near terminal hibernation. Years have passed and Mr. Tafoya needs to move his investment along but cant seem to get past the City. He has proposed to move the adobe houses from their present location to other sites closer to the center of the campus, thus opening up the land he needs for the cemetery. Here come the questions: Can you move a ramshackle adobe house? That has been tried numerous times without success in other places, so the answer is an unequivocal No. Can they be disassembled and re-built? Of course, but ask any preservationist about the authenticity of a reconstruction in a new location and how that cost/benefit analysis works out. In my mind it doesnt. And in the meantime, the magnificent old main hall and the adjacent structures seem to have been forgotten. I think its time to talk to Max; ask

him if, in credit for not having to move the little adobe windmills he might offer up some additional help with the really important buildings. He has already demonstrated good will by spending money (four years ago, with me) to protect the iconic structures. And keep this in mind: he is not trying to do a bad thing. Quite the contrary. His motives and the need for his services are completely legitimate. At the end of Cervantes classic, the delusional knight-errant dies of a fever and with him fades the chivalric code. Water conservation key to sustainability


ore than 8,000 old, water-hungry toilets were replaced with water-efficient models during the City of Santa Fes toilet retrofit program in the mid-2000s. The programs organizers were lucky they did what they did when homebuilding was going strong. The retrofit program was implemented in 2003 in reaction to a prolonged drought. It targeted developers: the awarding of building permits for new houses or commercial buildings was contingent on the developer offsetting the projects expected water load by replacing old toilets with toilets that use 1.6 gallons per flush, or less. Such a program wouldnt float today, because so few new buildings are going up in this slow economy. But the city now has rebate programs for high-efficiency toilets and washing machines, as well as water-harvesting rain barrels, all available to customers of its Sangre de Cristo Water Department. The city touts its programs in water conservation and drought management as the best in the Southwest with respect to both comprehensiveness and effectiveness, and the numbers back that up. Between 1995 and 2010, Sangre de Cristo customers reduced their water use by 38 percent. Daily, per-person consumption plummeted from 168 gallons to 104 gallons. Looked at from another angle, during that 15-year period, the departments customer base swelled by about 11,400, and yet its annual water diversions went from 12,737 acre-feet in 1995 to 9,226 acre-feet in 2010. (An acre-foot is about 325,851 gallons.) The $217 million Buckman Direct Diversion (BDD) project, developed between 2008 and 2011, now adds treated water from the Rio Grande to the citys other sources: the Nichols and McClure reservoirs on the Santa Fe River and wellfields in Santa Fe and the Buckman area. The BDD taps the city and county supply of water from the San Juan-Chama Project. This is Colorado River water that flows through a tunnel under the continental divide and into Heron Reservoir, thence to the Chama River and the Rio Grande. There are more than a dozen entitites with contracts entitling them to that supply, among them the city and county of Santa Fe (5,605 acre-feet a year), the Jicarilla Apache Nation (6,500 afy), the Middle Rio Grande Conservation District (20,900 afy), and the city of Albuquerque (48,200 afy). The city posts daily water reports on its website, a bit behind real time. The most recent report before press time was Tuesday, Nov. 8. It shows that more than three-quarters of the citys water-system production (totaling 6.2 million gallons) came from the Buckman Direct Diversion project. The remainder of the water came from the citys reservoirs on the Santa Re River and from its Santa Fe wells. Why conserve water? Santa Fe County is located in a high desert environment, according to the countys website. The county water utility has over 1,500 customers, and an additional 14,000 or so are on domestic wells. It is estimated each year that more water is lost to evaporation

than is gained by precipitation. In addition to this, Santa Fe County is highly susceptible to drought, and lacks the water resources many other cities enjoy. As you spend time in Santa Fe, you will notice the paucity of lakes, rain, and moisture in the air. One of the best water-conservation strategies is to capture rainwater and snowmelt water, directing roof runoff into barrels or cisterns.

Its really easy to catch the water just using gravity, said Kurt Faust of Tierra Concepts Inc., a Santa Fe builder of high-end homes. The real trick is getting water back out to your landscaping. There are a lot of different pumping scenarios. The simplest is to buy a 60-dollar sump pump and hook it to a hose and water your trees. The price jumps up from that for automated systems. Sprinklers are a lousy choice for watering outdoor plants in Santa Fe, because so much of the water is lost to wind and evaporation. Its best to set up a drip-irrigation system that delivers water to each plant. For plumbing fixtures inside the house, there are limited methods of conserving water that focus on reduced consumption, said Bob Schwartz at Santa Fe By Design. The conservation methodology in showerheads and faucets is simple: restriction. Shower heads limit your usage to 2.5 gallons a minute, and low-flow aerators for faucets can get you down to 1.5 gpm. The manufacturers of dishwashers and washing machines have made great advances, as have the makers of toilets. Where the typical older toilet uses three to five gallons per flush (gpf), the newest models use only 1.28 gallons. The current national standard for dual-flush toilets is 0.9 gallons for liquids and 1.6 gallons for solids. Some of the low-water toilets are very loud, actually explosively loud. Those use a power flush. They hold

water under pressure in a reservoir, and people hate those in residential applications, Schwartz said. When 1.6gallon toilets were mandated in the early 1990s, everybody went to those, and they quickly regretted it. Its just that the technology had not yet caught up with the legal requirements. But since that time, the engineering that has gone into toilet-flushing technology is rather fantastic. The Toto company is an industry leader, he said. The city bought a lot of Totos for its toilet-retrofit program. We sell a lot of toilets and the 1.28-gallon Toto is way ahead of the curve. Moving into the realm of convenience, many of the new toilets come with soft-close lids. You just give them a push when youre leaving and the seat and lid slowly, softly close. If youre really lazy, or you dont want to touch anything, or you like the high-tech stuff, check out the Toto Neorest, which includes a fancy seat incorporating an automatic cleaning wand (like a bidet function) and comes with a

remote control you can use to open and close the lid and seat or you can set it to do that automatically, by sensor, when you approach and leave. You can add a bidet seat to some of these toilets for about $1,200, but this Toto, which I call the Space Shuttle of toilets, does everything, including rear cleaning, front cleaning, and a fan that dries you off. The Neorest is about $5,000. But you can save just as much water with an entry-level HET (high-efficiency toilet) starting at about $465. -----------------------------Conservation and sustainability go hand in hand, and theyre both on the agenda in Santa Fe Watershed Climate Change, a workshop happening from 9 a.m. to 5 p.m. on Wednesday, Dec. 14, at the Santa Fe Community Convention Center. The event is held by the City of Santa Fe, Santa Fe County, and the U.S. Bureau of Reclamation. The day begins with presentations by Craig Allen,

research ecologist with the U.S. Geological Survey and leader of the Jemez Mountains Field Station based at Bandelier National Monument; Bill DeBuys, author, conservationist, and founding chairman of the Valles Caldera Trust; and Dave Gutzler, professor of earth and planetary sciences at the University of New Mexico. The workshop facilitator is Karen MacClune, an expert on climate and senior staff scientist at the Institute for Social and Environmental Transition in Boulder, Colo. A report developed from the workshop report will be used to help manage the Santa Fe Watershed over the next four decades. Most mortgage loan officers agree that the borrowers best ally in the loan-finance journey is the loan processor. Making friends with the processor is definitely the way to go. It will pay dividends in more ways than one. It is an understatement to say that paperwork has increased in the mortgage world. There are more requirements all the time. Fannie Mae continues to pressure lenders and threaten their purchases of loans. Who handles this increased paperwork? Who handles surprise requests at closing? Who is in the hot seat from beginning to end? Yep, it is the loan processor. The processor is the glue that holds any mortgage company together. Processors are responsible for most of the interaction and struggle with the underwriters. Because they are such an integral part of the transaction, they are often placed in the position of whipping post by all sides. Because they deal directly with all parties to the transaction, they are often blamed for surprise requirements, increased paperwork, stalling incidents and low appraisals. When, in truth, they are only the messengers who work diligently and hate calling you with any problem or change. Loan officers are busy, too. They are required to take good care of your loan by locking your rate at the optimal moment and working directly with the borrower to initiate the process and collect all necessary paperwork. But, in all honesty, besides managing your loan, the loan officer is responsible for business development and has to be out of the office to do this well. So, as I said before, when the loan originator is tending to business, it is the processor who takes and makes those sometimes dreaded phone calls asking for more documentation or bringing less than good news, etc. It can be a lonely and thankless job. So why would anyone want to educate themselves so that they can talk to and understand the all-powerful underwriters? Why do they want to work in an environment that is stressful and often unappreciative? The simple answer is that they like helping people realize their greatest dream of home ownership. But, I should also tell you that for every talented, educated, smart, caring processor working today, there are 20 out there who possess none of these qualities. Great processors are hard to find and when you work with one, you will know it. Because I am the author of this tribute to loan processors, I am taking the liberty to say that I have the best. My success, over the last 20 years, is closely linked to her outstanding handling of my clients loans. So, the next time you have an opportunity to work with a processor

In the world of tile, the landscape has changed from the acres of white ceramic four-inch-square tiles one would see everywhere. Advancements in the world of technology have affected the tile industry in many ways. The trends we are seeing in the tile industry at this time are textured surfaces that appear to be fabric and yes, you must touch to make sure! Glass tiles are becoming larger, amplifying reflectivity and design options. We are seeing great combinations of natural stone and glass in fun and modern mosaics as well as metallic tiles in exciting sizes such as 46 by 8 inches. Minimal grout lines are also quite the desired look these days. Realistic wood-look tiles are gaining popularity for ease of maintenance. No matter your individual style or budget, there is the perfect tile out there. Think outside the box when it comes to deciding on the tile pattern you might use. There is always the standard grid, but add a deco insert into the grid and voila! It becomes visually textured and much more interesting. Here are some other patterns that might interest you: lacework diagonal, hopscotch selce, herringbone with insert, interlocked full pattern, and pinwheel. If this all sounds foreign to you, I am happy to share details if you contact me. Lets take a closer look at how technology has brought some great and durable looks to both ceramic and porcelain tile. The tile manufacturers have capitalized on technical advancements in digital inkjet printing to create ceramic and porcelain tile collections with lifelike and quite convincing images and textures. High-definition imaging has been used in creating laminates (such as Formica) for decades. New digital printing methods take place without any contact to the surface of the tile, resulting in a superior resolution. This new technology also allows manufacturers to select the very best graphics, patterns and shading nature has to offer and produce tiles replete with color, depth and texture. This has resulted in porcelain and ceramic tiles that look like limestone or other natural stones with much increased durability and without the common pitfalls of natural stone. The clean, rectified edges are yet another plus, accommodating narrower grout joints that give the illusion of an uninterrupted, honed surface. So you have chosen a tile or two and decided on a pattern for the layout... but wait, now the grout, oh yeah, the grout! I have seen individuals agonize over choosing the grout color! Should the grout blend in with the color of the tile or should it be a contrast? Dont despair. There is no rule about this. The technique of application is more important than the color. If the grout job is good, it is barely noticeable, and if it is bad, it is an eyesore! The other important aspect is to select the type of grout to minimize

staining and absorption. The overall look will depend on the installation, so please use the correct tools or have a licensed professional tile installer do the job. With the new year quickly approaching, a few of us are thinking past the holidays and pondering our new years resolution. How about a 10-percent pledge? It also offers a host of rebates to help you save water. A PV array for electricity and learning


he installation of a new photovoltaic array on the roof of the Santa Fe Girls School was also a learning experience. The placement of the solar panels was expanded into a five-day course sponsored by the New Mexico Solar Energy Association. The workshop, coordinated by the NMSEAs Mary McArthur, was attended by homeowners and electricians from around the state and as far away as Texas and Missouri. The Santa Fe company Positive Energy Inc. awarded the Girls School its first-ever Solar Photovoltaic System Grant for the $15,000 system. The grant was created in response to what the company sees as an increasing need for education about, and development of, alternative energy. The class was five days three days on design and two on installation and we had 21 participants, said the schools development director, Cullen Curtiss, during a recent visit. It was taught by Positive Energy personnel, including its president, Randy Sadewic. They talked to us about four companies to source panels and we ended up using Schott Solar Inc. of Albuquerque, Curtiss said. We thought it was important to use a local firm, if the product was exceptional. The schools 5-kilowatt system utilizes 16 Schott 230 watt modules. Curtiss estimates the array will power 50 percent of the schools total electricity use. SFGS uses propane for heat in the wintertime, so thats a separate energy protocol. Santa Fe Girls School, established in 1998, is a private, nonprofit institution located at 310 W. Zia. Its students are in grades 6, 7 and 8. Enrollment is 40 this year. The curriculum is seminar-style: dialoguebased rather than lecture-based. As Curtiss put it in a proposal for the solar grant, Socratic pedagogy requires experiential learning for application. There are no computers in the classroom. The school building is a triple-wide manufactured-housing unit with frame additions on both ends. Theres also an attached greenhouse, although the roof (oddly enough) is not glass. Thats why we originally reached out to Positive Energy, Curtiss said. Our environmental science director, Will Barnes, wanted to see if we could get a PV panel to power lights for the greenhouse, to help grow vegetables in

the winter season. Instead we will install four skylights, through a grant from PNM, and they invited us to apply for this photovoltaic grant from Positive Energy. The PV system, which includes a data monitoring station, will be integrated into the curriculum. There may be a mathematics focus in the future, but there will most certainly be a tie-in with the subject of conservation, a strong part of the SFGS science program. The sixth grade manages the schools greenhouse. The seventh and eighth grades manage Project PRESERVE, a riparian restoration program in its sixth year on a 9-acre site at the Santa Fe River at La Cieneguilla, downstream of the wastewater treatment plant. In an e-mail interview, Barnes said his 8th-grade students study chemistry and energy. We learn about electricity and then each student does an energy report. They each choose a different source of energy: solar, nuclear, wind, coal, etc. and try to answer the question as to whether or not this source is clean, that is renewable, sustainable, efficient, safe. This year, in addition to all of this, we will be monitoring our own use of electricity at school; well keep track of how

much electricity we use at each outlet and then hopefully make recommendations to the school so that we can become more efficient. (We may need to replace our old refrigerators!) We will also track how much electricity we are producing from our solar panels and then ultimately track and try to reduce our carbon footprint. In May of each year, SFGS invites the community to attend its Annual Public Presentation of Data. This coming May, the school will incorporate data and observations from six months of working with and monitoring the new PV array. The students also will share experiences from a new partnership with the permaculturebased Arco Iris Institute; and they will show student-filmed and -directed interviews with female conservationists. The PV workshop at Santa Fe Girls School was held over five days in late October and early November. Tuition was $500 for the three-day PV design class or $750 for the entire course on design and installation. We start from scratch, teaching people how panels work and the various options, McArthur said. Our final project is a design where students are given information about a fictitious homeowner

and a garage they want to put panels on, then theyre given an inverter and a brand of panels and they have to figure out the design: the sizing, how many panels, and how to connect everything. NMSEA is an educational nonprofit established in 1972 and that promotes solar energy in New Mexico. The association offers classes for 3rd to 12th grade, on request; and adult PV classes once or twice a year. These latter are aimed at electricians, homeowners who want to know more, and students considering careers in renewable energy. Topics include the various components of photovoltaic arrays, designing and sizing a system, choosing a site, and the configuration of stand-alone (off-grid) and grid-tied (utility-connected) systems. The photovoltaics at the Santa Fe Girls School should come online soon. We still have city and PNM inspections, Curtiss said in mid-November, and so it will probably be December before we flip the switch. In December, the Santa Fe Association of Realtors will host an annual meeting with an exciting program featuring National Association of Realtors economist Lawrence Yun. He oversees the production of existing national home-sales statistics and the popular NAR Home Buyer and Seller surveys, and regularly appears on CNBC, BBC, and Bloomberg TV. Along with Mr. Yuns housing update, the association will install its 2012 officers and directors who were elected to serve by the membership. Incoming president Dan Wright, affiliated with Santa Fe Properties, was raised in Santa Fe, graduating from Santa Fe High in 1969 and then attending the University of Arizona. His early career was spent working in the insurance industry in both Santa Fe and Texas. Back in Santa Fe, Dan began investing in real estate, either owning or managing properties as diverse as subsidized housing to the renovation of historic commercial and residential properties. In 1988, he left the insurance industry to pursue real-estate sales full time. He has most recently served as a member of the Santa Fe Association of Realtors (SFAR) board of directors, vice president, and president-elect. He is also the proud father of two children, both of whom are on active duty in the U.S. military. Victoria Murphy of Santa Fe Properties will be the associations president-elect in 2012. Victoria has extensive Realtor association experience, serving at both the local and state levels in a variety of leadership roles over the past six years. City offers workshop on climate change


The City of Santa Fe and Santa Fe County, in conjunction with the Bureau of Reclamation, are holding an interactive workshop on Dec. 14 to discuss the future of the watershed, the water supply, and the potential impact of climate change. Attendance is limited and registration is required. Local environmental and climate experts will give keynote presentations and a facilitator will guide discussions and help process input from participants on which impacts of climate change are most problematic, what the potential solutions are, and how local governments can work toward sustainability. One of the most immediate problems facing us locally is the likelihood of another La Nia winter. What is this phenomenon? The definitions of El Nio and La Nia are based on an index of water-temperature extremes for the El Nio/Southern Oscillation (ENSO) cycle. Under La Nia conditions, a band of relatively cooler water extends along the equator from the coast of South America to the central Pacific Ocean. Cold equatorial Pacific temperatures cause major shifts in the patterns of tropical rainfall, which in turn influence the jet streams and patterns of temperature and precipitation around the world. During La Nia winters, the jet streams typically take a more serpentine path and enter North America through the northwestern U.S., bringing wetter-thanaverage conditions to that region and diverting storms away from the Southwest, heightening drought conditions here. To differentiate El Nio and La Nia, the National Oceanographic and Atmospheric Agency (NOAA) began using its index formulae in 2003; but it has been tracking the phenomenon since the early 1950s. These sibling events can bring copious amounts of rain and snow, or accentuate drought, in affected areas. La Nia winters typically bring dry conditions to Arizona and New Mexico. NOAA does not state that there is a direct link to global warming but rather notes that it is difficult to sort out the exact role of global warning without

knowing the natural variability of climate change. Maybe just looking around at what man is doing provides the best clues! Climate changes have occurred through geologic time, are preserved in rock and ice records, have affected evolutionary successions and have (relatively recently) dramatically changed the habitability of some areas. But what about the increasing future effects of human activities? One might have expected a slowing of greenhouse gas emissions due to the recent global recession. This did in fact happen in 2009, when total emissions in most countries (including the U.S.) dropped. But global emissions rebounded in 2010. The increase of carbon dioxide in the atmosphere attributable to the burning of fossil fuels actually increased by 6 percent between 2009 and 2010. This is the biggest increase in the 25 years that such measurements have been kept and the rate of increase is greater than the worst-case scenario predicted by UN climate scientists. Half that increase is attributable to China and India, which came in first and second, respectively, through burning coal to meet the energy demands of their growing economies. Could Santa Fes watershed ultimately be affected by global climate change? Absolutely! Rincon del Sol: 38 new houses by Homewise


he first two homes in the newest project of Homewise Inc. should be completed and lived-in by the holidays, said Rob Gibbs, the organizations manager of real-estate development. The houses are in Rincon del Sol (Corner of the Sun) at the western end of Tierra Contenta. Gibbs developed the subdivisions first 24 lots with BT Homes, the company he previously owned, in the late 2000s. Homewise purchased the remaining 38 lots on nearly 15 acres earlier this year. Construction began in May and Homewise opened two model homes in August. Nine floor plans are available, with home styles including Spanish-Pueblo Revival, Territorial Revival, and Northern New Mexico (pitched roof), the latter using plans the company is also employing at Old Las Vegas Place, another Homewise project developed in 2010 and 2011. At press time, there were five houses still available in that 50-lot subdivision located on Old Las Vegas Highway near the intersection with Old Pecos Trail. Rincon del Sol houses range from two to four bedrooms, 1,100 to 1,737 square feet, with prices starting at $214,900 and topping out at $259,900. That new house of more than 1,700 square feet would have carried a price tag more like $325,000 a few years ago. Thats right, said Gibbs during a site visit on Nov. 10. Also present were the organizations marketing and special events coordinator, Nichole Breihan, and sales consultant Kit Carman. Because of changes in land values and savings in construction costs, weve been able to offer the homes at these prices. One of the Rincon del Sol models is the Juniper plan, a three-bedroom house of about 1,355 square feet. Among the standard features are radiant heating; insulated slab; Whirlpool appliances, including a refrigerator; hardwood cabinets; 100 percent Energy Star lighting; and Anderson dual-pane windows. Homewise also has a waterconserving, front-loading washer as part of its appliance package. The Juniper model is upgraded with a ceramic tile floor in the kitchen. Homewise also has solar as an upgrade. The other model next door has both photovoltaics and solar-thermal panels. That house won awards for energy efficiency and best kitchen in the Haciendas - A Parade of Homes tour sponsored by the Santa Fe Area Home Builders Association last August. Upgrade options in this one, besides the solar installations, include granite countertops in the kitchen and bathrooms, Solatube skylights, and a gas fireplace and ceiling vigas in the living room. If youve visited the Homewise office next to Big Jo Hardware on Siler Road, you have seen the displays about efficient windows and other green items. All of our

houses are very tight, Gibbs said. Theyre all built to the BuildGreen New Mexico Gold standard, which is a HERS rating in the mid-50s, compared to the city code that requires a HERS rating of 70. What this means is that you will save 40 to 45 percent on your monthly utility costs in Rincon del Sol compared to a home built to standard code. Some potential homebuyers may look at an older home and find they can get a little more space or amenities like brick floors or mature landscaping, compared to a brand-new house. But with such a home what Gibbs calls a used house there are expenses you may not be thinking about when you buy. One is the roof. The roofs on these new Homewise homes are guaranteed for 10 years. Also you might be buying an older water heater that may need replacement soon. And the older home is not as energy-efficient. Homewise buyers can opt for an older home, such as a Stamm or Bellamah house, rather than

a newly built house. The Homewise mission, after all, is home ownership, whether its new or used. Absolutely, said Breihan. Were also really fortunate that our home-improvement program offers 4 percent loans for energy-saving improvements, so we can help people with things like windows, roofs, and insulation in those homes. Some local homebuilders have seen an impact from subcontractors leaving for Albuquerque or Denver because theres not enough work to sustain them in Santa Fe. Not so for Homewise. We have a great contractor, Platinum Sky Construction, and he has a wonderful pool of subcontractors, most Santa Fe residents, Gibbs said. One benefit of the slowdown, maybe the only benefit, is that the tradesmen who are still here are very qualified to do the nicest work. These homes are some of the best quality Ive done in my 30 years building in Santa Fe. Rincon del Sol is advertised as having no homeowner association fees, and you can get in with a low down payment. Homewise has its own lending department. Our home purchase advisers work with people to be buyerready, which can be immediate or can take a few months. We can give you a first mortgage at 80 percent and then a second mortgage, which prevents you having to pay for private mortgage insurance (PMI). That can be $200 a month, Carman said. New Homewise homes have been characterized as entry level or for first-time buyers, but Gibbs said their buyer profile has always been varied. We get single moms with kids, young families with no children, families with lots of kids, and also retirees who are downsizing. Rincon del Sol will be in process for about 18 months. Next up for Homewise is another Tierra Contenta project called Las Palomas. We will begin that next spring. Those will be small, garden-type homes with smaller lots, where our homesites in Rincon del Sol range from 6,200 to 28,000 square feet. See www.homewise.org for more information.

Protesters get flushed from public parks for demanding justice. Debt-ridden economies overseas threaten a full-blown money-system collapse. A food system based on long-distance travel, packaging, and credit-card swiping starts to run low on resources. We live in tenuous times, so a permacultural approach to holiday giftgiving is especially appropriate. On the physical plane, think durable, useful, local, recycled, and reusable. On a spiritual level, consider gifts that inspire, motivate, and empower people to become more attuned to their purpose in life. In any age, but especially at this moment of peak everything, lifes purpose is clear. We should strive to become more selfreliant as individuals and help our families, friends, communities, and all peoples of the world do the same. One easy way to do this is to give gifts (or gift certificates) from any of the eight or 10 local plant nurseries. Each has its specialty, and every one of them has endless permacultural presents to offer. If the ground is soft enough (which it often is in winter on the south side of trees, walls, and buildings here in northern New Mexico), now is a great time to plant trees and shrubs. They love to be transplanted when their root systems are not immediately charged with working like gangbusters. If you plant cold-tolerant plants in cold weather, the root systems of what you plant can slowly get used to their new environment and accelerate quickly as temperatures gradually increase. (If the soil is too hard to dig, you can always insulate trees and shrubs over the winter in a thick bed of straw.) In addition to plants, most of the nurseries also sell garden tools, organic soil-building products, and - my favorite books. About the connected consumer


Social networking online through Facebook and Twitter is changing not only how we communicate information but how we consume every type of product and service, from toys to real estate. Businesses are experimenting. They are learning and adapting to meet the needs of the connected consumer. Everyone is out of their comfort zone as the times are a changing. Connected consumers talk about their needs and reinforce the values, products and services that are important to them, and business as usual is not winning. Think about how one customer of a major bank created a Facebook-page protest and gathered over 100,000 signatures to end the practice of new fees on debit cards. She leveraged the technology of social networking to change how a major bank does business. Social networking gives the consumer a significant voice in how businesses treat customers and employees as well as how they develop new products and services. Technology is evolving faster than our ability to adapt. Consumers are not just engaged in social conversations; they are connected across a web of networked devices. We are becoming a new breed as we influence and are influenced by each others tweets and likes and follows. This is the new face of business marketing. What is missing is thinking that a large number of likes or follows means long-term success for the brand or product. Look at how Ashton Kutchers one tweet about Joe Paterno and the Penn State sex-abuse scandal changed his influence on Twitter in minutes. Consider how Congressman Weiners body revelations ended his political career. The value in the connection is about understanding the expectations of the relationship and behaviors that happen next. Counting numbers or using metrics can be misleading, especially if loyalty is assumed. Social networking has disrupted how we communicate, exchange new ideas, look at opportunities, influence each other and make political and economic decisions. Nothing appears too big to fail anymore, or too small to succeed. Social networking is far from insignificant, or relegated to a niche to users on Facebook or Twitter. It is transforming how we find and share information and then connect and collaborate and do business with each other. Social networking is part of our culture as governments, businesses and organizations have socialized communication. According to a recent Nielsen study, social media is not a fad. Social networks and blogs account for nearly 25 percent of how Americans spend their time on the Internet. Nielsen reports that women make up the majority of visitors to social networks and blogs. Facebook, with 800 million users, is now larger than the Internet was in 2004.

When it comes to negotiating, the one constant is that we want to win, and thats not a bad thing or just a guy thing. Think back to those Girl Scout cookie sales and that one girl who always seemed to outsell everyone, and not by a little. It didnt matter that she had her mother and aunt and a whole army of helpers out selling 24/7, she was a winner. Thats what we want for our clients; we want them to be winners. In order for that to happen the process needs to be artfully crafted. So that brings in our first rule of negotiation, win-win or no deal. Of course, in a buyers market it would seem unlikely that a seller can come out a winner, but he can. For many sellers, winning usually means price, but to become a winner a seller needs to do three things. First, determine motivation; second, establish the goal; and third, lay out at least three main elements that support that goal. If a seller is not really motivated its impossible to determine a winning solution. In a market where there are eight sellers for every buyer, the seller probably wont get to the negotiating stage anyway. But if motivation is strong, say to move closer to the grandkids, then the goal of selling your house can have real meaning. Now the elements that support the goal such as price, closing dates, inclusions, and concessions become the artful part of the process. Avoid framing any element as winning or losing, but simply as an exploration into potential outcomes. For sellers to win in a buyers market, they must overcome the price objection. Keep in mind that market value is not the fault of the buyers and for all the showings, these people actually made an offer. Next, when it comes to inspection objections, think outside of the box. If the buyer wants a new cooling unit and you know that the old one is fine, offer a home warranty instead. You wont have to pay for a new unit and the buyer gets the assurance he wont be stuck with surprise expenses. Buyers have a list of win items, too, and something as simple as moving a closing date may save them thousands or give them peace of mind. So explore ways for both parties to win, and dont be afraid to ask for what you want. The most important way to become a winner is to keep your emotions in check. Never let them affect your mindset or your ability to get to the win objective of the deal. When making concessions, always keep an eye on the bottom line and have your broker prepare a net-out sheet before submitting your response. More often than not, your broker will need to negotiate with you before she can

negotiate for you so dont think she is working against you.
