SELECTED ACCOMPLISHMENTS

Overcame project issues. Kimco project schedule did not address critical phasing, mall operations or
public safety. I developed detailed phasing plans to coincide with project schedule while addressing tenant and public safety. Prevented substantial un-budgeted costs. Achieved on-time completion.

Developed program & controls which saved time. The Mills Corporation struggled with tracking and
managing extensive change orders for design/build mall developments. I led development of a database system to manage change orders and provide reporting to make forecasting more efficient and accurate. Increased reliability while processing 1000s of changes. Shortened monthly forecasting times by 50%.

Thwarted excessive spending. The 90 day to completion costs for site security, dock services, tenant
trash, and swat team contractors were escalating with each project. In Nashville (Opry Mills) I was asked to cut cost by 33%. The contracts and programs I implemented exceeded the reduction goal. Cost savings and efficiencies that I realized was over $600K, approximately a 42% savings.

Convinced Executive Management. The Bravern was the first retail project for Schnitzer West and
was designed without electrical infrastructure or sufficient condenser water capacity for a flexible leasing strategy. I implemented weekly tracking of the available systems, proposed and convinced management to proceed with an early installation of the electrical infrastructure and excess condenser water capacity prior to any tenant improvements. These systems allowed us to accommodate any tenant at any location. Additionally, installing the electric infrastructure early, prevented the need to work through already turned over lease spaces. Prevented $2.5M in unanticipated end-project costs.

Recruited to manage complex renovation of Westlake Center, a 56 year-old open air mall in Daily City, suburb of San Franciscoproject added substantial retail space, restaurants, parking structures and reoriented existing retail stores 180 degrees to a new public concourse. Inherited non-existent as-built drawings and incomplete master plan, budgets and schedule. Executed RFP & RFQs; conducted bids & awards to design consultants and contractors; managed direct subcontracts, asbestos/hazmat abatement projects; and performed site investigations. Primary liaison with Daily City permitting and entitlement issues. Processed invoices and change orders; provided forecasting to project executives; managed construction and tenant work on adjacent property; managed all communications with Mall Operations, security and tenants regarding public safety and ever changing public access; assisted landlord to establish construction exhibits and deliverable-pricing (tenant lease negotiations); interfaced with development executives, lease agents and property managers for comprehensive coordination throughout project lifecycle.
