LEASE DEED This lease deed is made on 29th july, 2010, between Anil Kumar Bansal S/o late Shi Miri Mal Bansal (hereinafter called Lessor) and Shri Gaurav Gossain S/o Shri resident of House No. , , ,

City, (hereinafter called Lessee) for the house on the Ground

Floor comprising of Three Bedrooms, Two Bathrooms, Drawing Dining Hall, Kitchen and Store (hereinafter called premises) of House No. 801, Sector-31, Gurgaon. The Lessee requires the said premises on rent and the Lessor has agreed to lease out the same. Both the parties i.e. the Lessor and the Lessee have mutually agreed on the following terms and conditions:-

The period of lease is a period of eleven months starting from 1 st August 2010 to 31st july 2011. The Lessee is, however at liberty to vacate the premises at any time during the pendency of the lease by giving one months notice in writing, without paying any compensation for earlier termination. Likewise, the Lessor shall also have the right to terminate this lease by giving one months notice to the Lessee, without paying any compensation. In that case, the Lessee shall vacate the premises within the notice period.

A list of fittings and fixtures attached with the premises is attached. The Lessee shall return them in working condition at the time of vacating the premises. In case, the

Lessee does not return any or more of the fittings and fixtures in the working condition or does not return any of them at all, the Lessor shall have right to deduct the amount spent on their repairs or replacement from the security amount.

The rent shall be Rs. 17,0500/- (Seventeen thousand five hundred rupees only) per month. The Lessee shall pay the monthly rent to the Lessor in the first week of every month.

All existing and enhanced municipal taxes and cesses shall be paid by the Lessee. The Lessee shall also pay for the consumption of electricity and water. The Lessee shall also pay any other recurring charge such as watch and ward, cleanliness etc..

All repairs including annual / periodical whitewashing and annual / periodical painting will be got done by the Lessor at his own cost. The Lessee shall not carry out any structural changes in the premises taken on lease. The Lessee shall use the premises only and exclusively for his residential purpose only and shall not use it or part thereof for any other purpose including commercial / business etc. The Lessee shall not sublet the same or part thereof to any other person / company / firm etc. He shall use it only for his own residential purpose.

There shall be hike in monthly rent @ 10% of the prevalent rent after one year, in case the lease agreement is renewed after its expiry. The Lessee shall pay security amount equal to the rent of two months. The installments shall be paid at the time of taking over the possession of the premises on 1st August, 2010. The security will be payable by the Lesser to the Lessee at the time of vacating the said accommodation. In addition, Lessee has also paid one month rent in advance at the time of taking possession.

In the witness thereof, the parties hereto have signed on the deed on the date, month and year mentioned above in presence of witness.
