CONDITIONS FOR RESIDENTIAL PROPERTY APPLICATION (FOR DETAIL INFORMATION ON PROCEDURE OF APPLICATION, PLEASE REFER TO INFORMATION ON RESIDENTIAL PROPERTY APPLICATION) 1 2 The applicant must not be less than 21 years old and an undischarged bankrupt. Each applicant is allowed to submit one application which is to be accompanied by: 2.1 an official letter from the applicant's employer certifying his current employment and income. If the applicant is self-employed, a latest copy of the income tax assessment and computer printout from the Registry of Company and Business must be enclosed. an application deposit amounting to one months rent. This must be in the form of cheque made payable to UGL Services Premas Operations Limited COL Trust Account. Should your application be successful, the application deposit will be utilised as the first months rent.

Applicant shall submit a copy of their and their occupiers passport/NRIC, immigration and work passes and bring along the original copies for verification at the time of the submission of the application, failing which the company reserves the right to reject the application. Applicant shall register the names of all occupiers of the premises and shall not permit any other person to stay and/or reside in the said premises other than the registered persons. 5.1 5.2 Applicant may offer a rent higher than the guide rent and the premises will be allocated on a highest price secures" basis. This application form must be properly completed. The applicant must ensure that he fulfils the prerequisites given under the Information on Residential Property Application before the form is submitted. Premises will be let out in its existing condition (subject to any works mentioned). Applicants are advised to first inspect the premises. Premises will be let out for a term as specified in the Vacancy List and shall be used solely for residential purpose by the successful applicant and his family or bona fide employees in the case of an application made by a company. Successful applicant shall be notified. The successful applicant shall, within a stipulated time, be required to: 9.1 execute a Tenancy Agreement; 9.2 pay one months rent in advance (utilised from the application deposit); 9.3 pay a security deposit equivalent to a minimum of three (3) months rent or more as specified by UGL Services Premas Operations Limited; 9.4 pay administrative fee of $157.50 (inclusive of GST). The fee is subject to change without prior notice; 9.5 pay the prevailing stamp fees. 9.6 submit an Application Form for Interbank GIRO to effect the monthly rental payment through GIRO Deduction Scheme. Unsuccessful applicants will not be notified. The company reserves the right to reject any or all applications without giving any reasons thereof. The guide rent in the Vacancy List is subject to revision from time to time without prior notice. A copy of the Tenancy Agreement can be viewed upon request. The application deposit paid shall be forfeited if: 14.1 the application is withdrawn. 14.2 the successful applicant fails to comply with all the requirement in Clause 2.1, 3, 6 and 9.

INFORMATION ON RESIDENTIAL PROPERTY APPLICATION A) Main Conditions Of Application 1. Prior to submitting the application, please satisfy yourself of your eligibility by going through the checklist below:1.1 If you are an individual, your average monthly income has to be at least 3 times the monthly rental. If you are a company, your paid-up capital has to be at least 6 times the monthly rental. If you are a firm, the combined average monthly income of all the partners has to be at least 3 times the monthly rental; and You do NOT fall within any of the following categories of persons/companies: Persons under the age of 21; Persons and companies debarred by the Government from participating in tenders, auctions or bidding exercise launched by ministries and departments of the Government and statutory boards; Persons against whom a bankruptcy petition has been presented in the High Court; Persons adjudicated bankruptcy or persons against whom a receiving order has been made; Insane persons; Companies for which a petition for winding up has been presented in the High Court or companies in liquidation; Companies placed under receivership and a receiver appointed to manage the affairs; Companies for which an application has been made for the appointment of a judicial manager or companies placed under judicial management; and Persons or companies who are tenants for properties managed by the Singapore Land Authority or its managing agents on behalf of the Government and are in rental arrears.

Each applicant can only submit one application. Transfer of application is not allowed. All premises shall be used solely for residential purpose by the successful applicant and his family or bona fide employees in the case of an application by a company. The premises shall not be used as a worker's quarters. A maximum of two (2) persons per bedroom is allowed to reside in the premises. All the premises are for two (2) years tenancy or as indicated. The tenancy agreement can be viewed upon request.

B) Procedure of Application I) 1. 2. 3. How do I know what houses are available? Information on the premises to let is compiled in the Vacancy List. The lists are updated weekly on the first working day of every week. All the premises are unfurnished and let out in their existing conditions. Any works to be carried out by the Landlord prior to commencement of tenancy will be indicated in the "Remarks" column of the lists. The information on the Vacancy Lists is subject to change from time to time without prior notice.

Prescribed Application Forms are obtainable (free of charge) from the reception counter at the UGL Services Premas Operations Limited office. You can submit your Application Form once the premises are opened for application. Premises are let on a highest price secures basis.

I11) How do I submit my application (what to enclose)? 1. The application form must be properly completed, signed by the applicant and submitted personally to UGL Services Premas Operations Limited office at Block 750 Oasis Chai Chee Road #01-01 Technopark@Chai Chee Singapore 469000. If you are unable to submit the application personally, you may authorise another person to submit the completed application form on your behalf with a letter of authority. In any case, you can authorise only one person to make the submission. Application by post will not be considered. 2. A complete application shall comprise the following: Description 1) Application form (completed and signed by applicant) 2) NRIC or passport of applicant 3) Cashier's order in favour of UGL Services Premas Operations Limited COL Trust Account for one month's rent. 4) Employment letter certifying current employment and income (for individual), or, Latest Income tax assessment and computer printout from Registry of Companies (for self-employed person or company) 5) Letter of Authorisation 6) NRIC or passport of the authorised person 3. Unsuccessful applicants will also be notified. In this instance, the application deposit will be refunded to the applicants. UGL Services Premas Operations Limited does not bind itself to accept any application submitted. The company reserves the right to reject any or all applications without giving any reason thereof. FOR SUCCESSFUL APPLICATION 4.
