The clients brief demanded

a non-air conditioned office
space
that
will
house
corporate functions.
This resulted in an office
space with a central core
and office spaces wrapped
in an envelope.
An
exterior
envelope
composed of wide balcony
spaces
and
corridors
bordered by dense planting.
Open office plan faces out
towards the 2m wide green
envelope in typical floors
and
the
services
are
concentrated in the centre.
The concept was based on

Site selection:Based on comparison

less noisy & less dusty as
the requirement was for
non air-conditioned open
spaces.

Design considerations:-

Severe tropical sun is

softened by the provision
of 2m wide verandahs all
around.
Thick
barrier
of
vegetation surrounding the
Ground floor plan
building shield against
dust, noise and even
harmful radiations.
This
vegetation
also
allows cool breeze to flow
in, thus cooling the central

Negatives:Too much glare due to open

plan. Use of reflective film on
windows. Use of mosquito nets
at the top portion of the
windows.
Large openings resulted in high
wind velocity.
Shelter
from

through large open windows

extensions, glazing etc.
Extra cost for waterproofing
and construction cost for the
plant trough.

reduces glare.
It helps in cooling down the breeze along with the water sprinkling
system.
The landscape creates a comfort indoor microclimate by controlling
temperature and humidity.
The roof garden reduces the solar heat penetration and the terrace
garden space can be used for multifunctional meeting and party
